(POOLER. GA) Officials broke ground on a new shopping center development in Pooler Tuesday morning. Once completed, The Shops at Lakeside Village, located at 1702 Pooler Parkway, will be an exciting new retail center in one of the most rapidly developing sectors of Pooler.

The 17,389-square-foot shopping center will stand in the northwest corner of Pooler Parkway and I-16 interchange at Memorial Boulevard and is part of the larger Lakeside Village development, a mixed-use and luxury residential community positioned across the street from the recently opened St. Joseph’s/Candler medical campus. The shopping center parcel covers 1.83 acres.

The shopping center is currently in the initial leasing stage. The tenants for three of the units have been named – AT&T, whose entry will feature an 18-foot tall corner tower entrance, Dunkin’ Donuts and Fantastic Sams, one of the world’s largest full-service hair care franchises.

The local commercial construction firm, the Dewitt Tilton Group has been contracted for the construction of the building. The shopping center design is marked by high ceilings, a modern appearance and multiple suites of varying sizes.

Christ Community Church Dedicates New Worship Space

(SIMPSONVILLE, SC) Christ Community Church of Simpsonville, S.C., dedicated its new and expanded worship space at 700 Harrison Bridge Road with a two-hour evening program and service. Felder & Associates served as the lead architect in partnership with the Aspen Group, a design firm that specializes in church construction.

The $2.8 million addition and renovation includes a new 5,700-square-foot worship facility that can seat 420 people, along with a new office addition of 1,320 square feet. The existing worship service was converted to “Third Place” space — a welcoming connecting space that includes a coffee bar and comfortable seating for casual gatherings, group meeting, dining and fellowship.

Features of the new sanctuary include a large platform, storage, new restrooms and new audio-visual capabilities.

“The revision to the existing campus was necessary as the church congregation is growing and suburban development is overtaking the church’s previously rural settings,” said Brian Felder, Felder & Associates’ managing principal. “Simpsonville, just east of Greenville, is a rapidly growing community and the streets around the church property are becoming heavily traveled, which meant the congregation needed to address the problem of traffic noise within the old worship space.”

The building features heavy timbers that protrude outside the structure. The building itself is of insulated concrete form construction — a choice made for its outstanding sound-dampening capabilities, high energy-saving capability, and improved ability to withstand high winds during storms.

“This is a build-to-suit project for our client, and it will be the first location in Georgia for EquipmentShare, where the closest existing locations are Charleston and Jacksonville,” said Chris Tilton, one of the principals of the Savannah-based construction firm.

EquipmentShare is a contractor-focused equipment rental business, giving contractors access to an extensive construction fleet. The company also offers technology solutions and other services to the contracting field. Founded in 2014, it operates 26 facilities in 11 states.

Construction is expected to be complete on EquipmentShare’s new building late this year or in January 2020. The facility will feature 20-foot eave heights, six 16’ tall garage doors, washing bay, office space and fully fenced equipment yard.

The pre-engineered metal building will include 3,500 square feet of heated and cooled office space. The building is dock-high all the way around, and the office portion will be configured as two stories. Translucent light panels along the front and rear will allow natural light into the warehouse. 12 overhead garage doors that vary in size with edge or pit levelers will accommodate most any truck and its load. There is also a concrete ramp into the building from parking level as another means of access for receiving or delivering goods.

“Mike and I were buddies in grade school and high school,” Chris Tilton, one of the principals at Dewitt Tilton, said of the younger Roush. “Who would have thought, back when we were at Benedictine, that we would one day be working together on a $2 million construction project? We appreciate all of our clients, but it is really fun to work with old friends.”

(SAVANNAH, GA) Low Country Dermatology, owned by board-certified dermatologist Dr. Corinne Howington, will expand to a new aesthetic center and professional offices on Waters Avenue to accommodate the needs of its growing practice.

A ceremonial groundbreaking will be held at 11 a.m. on Tuesday, March 12, at 6510 Waters Ave. The project is scheduled to be finished in October, and the first patients are expected in November.

“We have simply outgrown our present facilities on Eisenhower Drive,” Howington said. “With the new, purpose-built location, we’ll be able to treat our patients in a more spacious and convenient location.”

Howington said the new site was chosen as a central location and for its convenient access to Memorial Health University Medical Centerand St. Joseph’s/Candler’s Candler Hospital.

The new facility will include eight procedure and examination rooms, two aesthetic rooms for laser, as well as, chemical peels and facials, a cosmetic consult room and two clinical research rooms.

Howington said she attributes the expansion of the practice to an increased awareness of skin cancer and a growing and repeat demand for cosmetic services.

“With the public having a greater awareness of skin cancer’s risks, especially in this climate, patients are more likely to come in for evaluations,” she said. “Cosmetic patients are definitely returning more frequently, and our wait times for an appointment are increasing. We want to expand our esthetic side so that our patients can have easier access to our treatments and procedures.”

Albee Contractingis the general contractor for the project, and Lynch and Associatesis the architect.

(SAVANNAH, GA) Enmarket, the Savannah-based convenience store chain, plans to build a new headquarters building as part of a new complex at Ogeechee Road and Chatham Parkway. The lot has been cleared and site work is currently underway.

The company will build a new 22,000-square-foot office structure along with a second building of equal size that will be used as flex space and will provide room for future expansion.

The Enmarketstore currently on the site will be rebuilt as a 5,900-square-foot Enmarket, complete with a 70-foot tunnel car wash. The store, car wash and offices are scheduled to open later this year.

Savannah-based general contractor West Construction Companyhas been selected as the builder for the project and construction is underway. Included in the plans are two out-parcel lots earmarked for future development, sale or lease. The new headquarters is scheduled to open in the fourth quarter of 2019.
